There are 3 basic types of manufactured housing products that are in the market place today. Empire State Housing is fortunate to carry all 3.

Sectional (Double Wides) - On Frame Modulars - Modular Homes

  • Built in a factory environment using all the same building materials and techniques as stick built homes except under strict quality control in every stage of the building process.
  • Volume buying of materials and the cost savings of being built in a factory typically saves the consumer thousands of dollars compared to conventional stick built homes. (consider how much it would cost you to build an automobile at home in your garage without the cost savings of volume buying and the control measures of being built in a factory).
  • Empire State Housing even brings more cost savings into the picture, we currently are part owners in 6 of our manufacturing plants, and we also belong to the biggest buyers group in the northeast (Volume Buyers Inc.). This essentially cuts out the middle man, for an even greater cost savings to our customers.

Sectionals (Double Wides)

  • Built to the National Housing & Urban Development Act of 1974 Standard (revised in 1996 with even more stringent building standards)
  • 2x6 or 2x8 transverse floors built on 10' or 12" I-beams for a superior floor system
  • Can be assembled on an Engineered floating slab or a typical basement or crawl space
  • Comes complete with all utilities installed. (Water lines, sewer waste lines, heating system, main electrical service, and hot water tank)
  • All fixtures are typically included (Appliances, Curtains)
  • Empire State Housing Center installs 2x6 exterior walls, and thermo-pane windows in every home we sell. We also install the maximum insulation values that are allowed by each manufacturer. This insures our customers a totally durable, comfortable, and affordable home, that will last for many years to come.

On Frame Modular

  • Designed for the customer who needs a modular code home, but has either a wet lot, or doesn't want the expense of a basement and hot-water heating system. It also typically saves in set-up costs and other expenses associated with standard modular homes.
  • Built to all New York State Building Codes
  • 2x6 or 2x8 transverse floor built on a designed engineered perimeter frame
  • Can be assembled on an engineered slab with frost walls (required in N.Y. State) or a typical basement or crawl space
  • 1/2" drywall taped and primed
  • 5/12 pitch roof (7/12 and 9/12 roof pitches available as an option)
  • Exterior wind wrap
  • Comes complete with all utilities installed. (Water lines, sewer waste lines, heating system, main electrical service, and hot water tank)
  • All fixtures are typically included (Appliances, Curtains)

Modular Homes * Ranches * Capes * Two Story * Split Levels

  • Superior to site built homes - modulars are built in a quality controlled factory environment, all materials are protected from weather until the final product is finished and ready for transport.
  • Built to all New York State Codes
  • 2x8 or 2x10 floor with perimeter double rim joists. Transported on returnable carriers to customers building site.
  • Must be installed on a basement.
  • Modules are craned on to the foundation (try this with a stick built and you would be picking up the pieces) and then bolted and lagged together to tie in as one unit.
  • Copper water lines, PVC waste lines, electrical panel, and heating system (typically hot water boiler system) are all installed on site after the home is set.
  • Heating system is an extra charge and priced according to size of home.
  • 1/2" drywall T/o
  • 5/12 pitch roof (7/12 & 9/12 roof pitches available as an option).
  • Exterior wind wrap.
  • Appliances and curtains are not included, but can be purchased for an additional cost.

Some things you want to consider when doing a land home transaction:
All land home loans are mortgage financed just like buying a pre-existing home. There are closing costs and points that will be included in the loan for any mortgage loan no matter what you are purchasing.
Other items that you will need when purchasing land to put a home on:

Well or public water Building Permit Driveway
Septic System or public sewer Perk-test for septic Slab or foundation
Excavating & fill if needed Septic Permit Clear deed to land
